When you are replacing the regulators, install a 1/4 turn shutoff in front of the regulator. That will allow you to simulate the pressure rise from zero by closing air to the regulator, building pressure in the coach, and then opening the valve. All in the name of trying to understand what is going on. Hopefully you have NOT pressurized your seals to 70 psi.
