I would not put in a grate drain here in the desert. To many snakes, rodents & bugs looking for shelter coming in through the grates. Nothing like being underneath a vehicle on a creeper and looking up to see a rattle snake looking at you!

Good point ... I had that setup in my work barn in Mass in the 80's and had a few Norway rats, but "Rattlesnakes" or any kind of nasty varmint were only in political office then.....lol

Former desert dweller here...snakes= few rodents
snakes don't eat wiring, insulation, ductwork, etc
No snakes in the shop, but plenty of rocks for them around property will keep mice under control.

finalized the plans and this next week the site engineering for grading and drainage will be done.

then permits and hopefully groundbreaking by end of month or sooner.

once it gets going i will post pictures.

The plans are basically finalized with permits being applied for in the next few days.

Tom does the shop have HVAC and is there anything in the garage itself for air exchange? The plans look great. Will you be doing any work to it yourself as well or is it all contracted?

hi todd,

cant afford to air condition 4600 sq feet with a 20 foot ceiling. i would have to get rid of the house.

there are vents in the roof and the two big windows at the back are for airflow. i will get one of the large portable evap coolers.

but....the mancave will have hvac. i have a buddy who does hvac and will help me. the mancave is 450sq foot.

what isnt shown is the kitchen area. it will have a full kitchen with a baking/canning/party kitchen.

i am contracting out almost all of it. i will do the wiring and buildout of the mancave. the contractor is doing rough plumbing for it and framing of it.

i will have the ceiling and top 12 foot of the shop drywalled, textured and painted. i will leave the bottom 8 foot undrywalled so i can do the remaining electrical, plumbing, air lines, etc.

i fully expect richard to come help me do that since he is retiring. (and anyone else....ha)

hope to break ground this month yet and it will take 3-4 months to complete.

Plans look great.
Might be kinda hard to get help when the temperature gets north of 100.
Should get plenty of help over the winter though.
